This community regeneration project redirects an underleveraged office/retail park along Belleview with a pedestrian-positive mix of uses. Programming includes approximately 40,000-SF of retail, 425 apartments, and a build-to-suit office building.

Marina Square’s organizational plan reclaims the rightfully pedestrian realm by placing a large, inviting public plaza on the premium corner. The office and residential buildings at the back of the site will be framed in the foreground by the plaza and animated by a curved carriageway bisecting the site. The plaza and promenade will be thoughtfully connected to the adjacent neighborhood. Service-based lifestyle retail flanking the public realm will be curated to include food, beauty, fitness, and other personal conveniences to support the already in place workforce.
