Delivered thoughtfully, Village Center Station is a Class A mixed-use office environment establishing a strong connection between RTD’s Arapahoe Light Rail station and Greenwood Village. Shea Properties owned the undeveloped 13.5-acre parcel directly adjacent to I-25 for more than 25 years before the light rail arrived and a confluence of conditions signaled development readiness. Realizing the property’s dynamic three-building profile was achieved through strategic partnerships with Build-to-Suit tenants & investors who leveraged Shea’s expertise in tailoring building solutions to brand ambitions.
Shea Properties and our design partners worked through a multi-jurisdictional coordination process involving the City of Greenwood Village, RTD, and Greenwood Metro District to consider site layouts and their influence on the street grid and pedestrian passages. With a strong design concept and support from Davis Partnership, Shea presented vital decision-makers with an exemplary site master plan.

The response was so well recieved that RTD made a significant additional investment in plaza upgrades and the City of Greenwood Village committed to waive the permitting fees to assist in this vision.
The three buildings benefit from discreetly integrated parking, business-class amenities, and three acres of invigorated pedestrian plazas stretching from the light rail station to the front door of CoBank’s world head quarters.
